What's the difference between inspection and maintenance for home systems?

Inspection defined
Inspection is evaluating current condition. A professional examines your HVAC, plumbing, electrical, or septic system to identify problems and recommend repairs. Inspections are typically one-time events or done at intervals (annually or every few years). They're diagnostic.
Maintenance defined
Maintenance is preventive work that keeps systems running smoothly. HVAC filter changes, furnace cleaning, and AC refrigerant checks are maintenance. So are gutter cleaning and septic tank pumping. Regular maintenance extends system life and prevents emergencies.
When to inspect
Inspect when you notice problems: slow drains, weak heating, or unusual sounds. Buyers often require home inspections before purchase. If you haven't had a system checked in years, a baseline inspection reveals current health.
When to maintain
Follow manufacturer and local guidelines. HVAC systems typically need annual servicing before heating or cooling season. Septic tanks need pumping every 3-5 years. Water heaters benefit from flushing annually. Check your system documentation.
The cost relationship
Regular maintenance costs less than waiting for breakdown. Emergency repair of a failed system costs 2-3 times more than routine service. Inspection identifies needed maintenance, so do both: inspect first, then maintain on schedule.
